The scope of valuation services runs the gamut:

• Relatively informal "valuation counseling" services designed to help clients model and evaluate return on investment and opportunities for value enhancement;
• Valuations presented in verbal form only - often helpful during difficult loan negotiations or partnership disputes;
• "Restricted use report" format appraisals - providing a brief report at the end of the research and valuation process, but with all required aspects of the appraisal being completed and all the detail retained in Pinnacle's files;
• Fully documented, self-contained narrative appraisals that present all the detail regarding the assignment as well as the documentation and evidence surrounding our valuation.

Changing market conditions quickly impact any lodging facility's value. Pinnacle applies the same level of industry insight and experience in developing the future earnings model that is so critical for proper valuations as we do during our hotel market due-diligence, feasibility and operational studies. Therefore, a comprehensive analysis of past, present, and anticipated market conditions is included in the development of the cash flow projections which form the basis for the "income approach" analysis in each appraisal.

When it comes to the two additional approaches to value - "comparable sales" and "cost approach", the Pinnacle team's experience and industry connections allow us to perform these added components in a unique and thorough way - drawing on the experience and knowledge of our many industry contacts in terms of hotel construction and brokerage.
